    So what was the scope? Just about everything you mentioned has little relevance to dragging. Here in the PNW anchorages are crowded and 3/1 scope is the norm but, any wind over 20k and you drag. I sleep real well at 5/1. If there is a storm in the forecast I head for a dock.

    The real problem is that you only own the dock. You lease the mud lands from the state and you lease the head lands from Delta. Should either of the lessors tire of you, you are left with nothing.
